BACKGROUND
Who is Santiago Calatrava?
Santiago Calatrava, the creator of HSB Turning Torso, is from Valencia,
Spain. He's a trained architect, engineer and sculptor. He is world
famous for his many amazing and architecturally innovative projects
around the world, such as The Olympic Stadium in Athens and the
planned train and subway station at Ground Zero in New York.

CONSTRUCTION
How tall is the building?
190 meters
How is the foundation constructed?
The foundation shoring was performed using sheet piling driven down
to bedrock (approx. 15 meters below grade) and supported by four
internal compression rings. The foundation structure consists of
a cylindrical foundation box with a diameter of 30 meters and a
depth of 15 meters. The foundation slab rests on the limestone bedrock
and is 7 meters thick with 5000 m² concrete.
How is it built?
HSB Turning Torso is built in reinforced concrete. The structure
in the vertical direction is composed of central core supported
by a foundation slab and at the apex of each floor is a concrete
column supported by a pile foundation. The central core has an inner
diameter of 10.6 meters and the core walls are 2.5 meters thick
on the ground floor and only 0.4 meters on the top floor.
The horizontal structural elements consist of nine conical slabs
wherein half the circumference of each slab cantilevers from the
core. The remaining triangular part of the slab is supported by
the apex column and the central core. The five upper 'normal' slabs
(in each cube) are supported by 11 structural steel columns located
at the slab edge which then transfer the loads into the conical
slab below.
The concrete core is stiffened by an exoskeleton steel truss, which
is erected on the outside of the building and exhibits the same
torsional clockwise rotation like the building itself.
The exoskeleton truss consists of a spine column at the tip of the
floor plan and horizontal and diagonal truss elements that reach
to each side of the fully glazed spine. In addition stabilizer elements
connect between the floor slabs and the spine column. As a simplification,
it can be stated that the concrete core can carry the total wind
load without exoskeleton steel truss. However, the steel truss is
active in certain wind directions and is designed to reduce wind
displacements.
How much concrete reinforcement steel is in the building?
Ca 4,400 tons.
How thick is the concrete floor?
270 mm concrete for the construction plus 80 mm for installations.
How many kilos of reinforcement steel per cubic meter of
concrete?
180 kg/ m3.
How many cubic meters of concrete have been used?
25,000 m3.
Why is the building twisted?
The shape of HSB Turning Torso is based on the beautiful sculpture "Twisting Torso" by Santiago Calatrava, which is composed of nine
cubes of white marble tied together by a "spine" twisting 90 degrees
from top to bottom.
Does the building sway?
No. In case of a storm with a wind force of up to 44 m/s, the building
will slowly move only a maximum of 30 cm at the top. The extensive
reinforcement of the HSB Turning Torso ensures that the building
moves with very slow acceleration and the slight movement is unlikely
to be noticeable.
How many windows?
There are about 2,500 windows - corresponding to 5,500 m² glass.

How many lifts are there?
A total of 5 lifts. There are three lifts in the core of the building
servicing the apartments in cubes three to nine. Two separate lifts
service the offices in cube one and two.
How fast will the lifts go?
The three lifts in the residential area travel at 5 m/s (18 km/h),
while the lifts in the commercial area travel at 3.5 m/s ( 12.6
km/h), which means that it takes 38 seconds to move from the first
to the 54th floor.
HSB TURNING TORSO MEETINGS
Which floors will hold the meeting facilities?
On the two top floors, 53 rd and 54 th, HSB Turning Torso
Meetings is housing an inspiring and attractive meeting environment
where companies are able to hold meetings, press conferences, events,
and product launches at a height of 180 meters and with the entire
Öresund region as a view.
What is the capacity?
Each floor can accommodate 75 persons; however, the facilities
are limited to a total of 110 persons.
How many rooms are there?
There are two meeting, lounge, business center, view room
and other facilities on each floor.
THE APARTMENTS
How many apartments are there?
147 apartments in cubes three to nine.
How big are the apartments?
From 45 m² to 190 m².
Does the sound travel in the apartments?
The apartments are in sound class B, which guarantees a significant
sound reduction.
What is the ceiling height in the apartments?
In general the floor-to-ceiling height is 2.5 meters, but in the
main part of the living room the height is 2.7 meters.
Do the windows open?
All openable windows have safety catches so that they can be opened
ca 10 cm.
How are the windows cleaned?
The outside window cleaning is included in the monthly rent.
What are the floors coverings?
In the apartments, the entrance hall floors are made of polished
Jämtland-limestone and there is a tiled floor in the bathroom,;
all other floors are solid oiled oak.
Are the floors heated?
The floors are heated in all bathrooms.
How are the kitchens furnished?
The kitchens are designed especially for HSB Turning Torso in oak
or high gloss laminate. The kitchen work tops are made of granite.
The kitchen appliances are by Gaggenau and Bosch. The mixer taps
are designed by Philippe Starck.
What material are the kitchen units?
There are three different kinds of kitchen cabinets:
- Oak/aluminum - doors in oak with aluminum lists at the top edge
of the cabinets.
- Oak - doors entirely in oak.
- White laminate - doors entirely in high gloss white laminate.
How are the bathrooms furnished?
The bathrooms are fitted with granite tops, recessed mirrors, bathroom
cupboards, wall hung hand wash basin and WC, built-in bath tub,
tiled walls, heated tiled floors and heated towel rails.
WORKING
Are there offices in HSB Turning Torso?
Yes. Cubes one and two contain only offices. That is a total of
4000 m², divided on 10 floors. The commercial area has its own lifts.
How much is the annual office rent?
The rent is appr. 2,400 SEK/m²/year.
How are the offices rented?
Companies can choose between renting an entire floor or half a floor.
It is also possible to rent several floors with a private internal
staircase. Each floor is approximately 400 m².
What kind of service is available?
A shared manned reception, conference room, storage room, and an
adjacent car park facility.
SERVICE
What services are available?
The service level at HSB Turning Torso is very high, with a manned
reception/concierge around the clock and access to cleaning and
laundry service, booking of cultural events and entertainment, taking
delivery of ordered goods (incl. food items which need to be kept
cold), handyman service etc.
Is there intranet?
As a resident you are automatically connected to HSB Turning Torso's
intranet. Here you can get information concerning the building,
activities in the community, activities in Malmö, and in the region.
It is also convenient for booking the various services you have
access to as a resident in HSB Turning Torso.
SHARED FACILITIES
What shared facilities are there?
Panorama room/extra living room on the 49th and 43rd floors, private
function room on the 7th floor, guest bedrooms, gym, sauna and Jacuzzi®
on the 43rd floor, laundry room and a temperature controlled wine
cellar.
Is there a restaurant in the building?
No, but there are many restaurants in the neighbourhood.
Can all residents store their wine in the wine cellar?
Yes.
Can the wine be locked away?
Yes.
How many bottles of wine can each resident store?
40 bottles. But in case of larger events you can make use of the
chillers which hold up to 80 bottles.
What are the laundry possibilities?
Every apartment has a washing machine and a tumble dryer. In addition,
the building has a shared well-equipped and environmental friendly
laundry room with high capacity.
Is there broadband and cable TV?
All apartments have cable TV and high-speed Internet connection.
THE VIEW
How far can you see?
All apartments have a fine view, because they are located from the
14th floor and up. From the top floor you can see Falsterbo to the
south, Helsingborg to the north, Copenhagen to the west, and the
plain of Skåne to the east.
HIGH BUILDINGS - A COMPARISON
Which is the tallest residential building in Sweden?
HSB Turning Torso is the tallest residential building in Sweden
with its 190 meters, and the second tallest residential building
in Europe.
Which is the tallest building in the world?
At the moment the Tai Pei 101 in Taiwan which is 508 meters high.

How high is the Öresund Bridge?
The pylons of the Öresund Bridge are 202.5 meters high, which makes
the bridge the highest structure in Sweden.
ENVIRONMENT
How will the waste be sorted?
Organic waste will be ground in the kitchen waste disposal unit
and transported through separate pipes for decomposition and biogas
production. The rest of the waste will be sorted as usual in glass,
metal, paper, etc. and recycled. The remaining waste will become
energy for Malmö's district heating.
How are the apartments heated?
With district heating. HSB Turning Torso is connected to Sydkraft's
system of 100 % locally renewable energy.
FIRE SAFETY
What will happen if the power is out?
All security systems have independent reserve power supplies, for
example lifts, sprinkler systems and evacuation lighting.
Is there an entry phone?
Yes. There is an entry phone with connected video camera in all
of the apartments.
What will happen in case of a fire?
The fire safety is very high. The entire HSB Turning Torso is equipped
with sprinkler systems, which means that every room has sprinklers.
There is a double water supply system and it has its own emergency
power supply. One of the lifts is designed especially for evacuation
purposes and use by rescue personnel and is equipped with emergency
power supply.
THE NEIGHBOURHOOD
What is in the neighborhood?
The Western Harbour has residential areas, marina, restaurants,
private school, a big grocery store, Malmö University, cafés, shops
and business companies. There are discussions about building a nursery
and a primary school for 500 children.
The area around HSB Turning Torso will continue its rapid development
in the next couple of years. The building plans in the area include
several fine premises for shops of various kinds, as well as a large
park right next to HSB Turning Torso. The Western Harbour also has
a newly built beach.
Is there public transportation?
Bus no 2 and 3 goes to the central station and town centre.
Where is the bus stop?
The bus stop for bus 2 is directly outside HSB Turning Torso.
ECONOMY
Is the price the same no matter where in the building you
would want to live?
No. The apartments will have individual rent - depending on where
the apartment is situated.
How is electricity and water consumption charged?
In HSB Turning Torso water and electricity is measured individually
in every apartment so that residents only pay for their own consumption.
